This is a good thing!
Important you go, ask questions and demand answers. It is important to
have your questions on paper. The purpose is so that you don’t forget or get
distracted by a barrage of talk, evasions, babble and gobbledygook. Also, if
necessary, this can be part of the complaints filed with NYSAG, Queens DA, etc.
Suggested questions:
Re: New Management
Company. Who is the new management company? How much are they getting paid?
Are there any services not included or add-ins? What services will they provide?
Where are the other written bids? Who recommended them? How often will they be
on site, etc.? Did you visit and/or interview a minimum of three of the Co-ops
they currently manage? Did you do credit checks? Did you do searches with the
NYS Secretary of State and NYS AG? Are
there any complaints with Queens DA? Show us the ‘contract’ and terms. When did
the BOD vote? We want to see the Minutes that recorded the vote. Why did the
BOD refuse to tell Shareholders who they are? Why did you keep repeating “None
of your business” to our questions? Are you hiding things? What are you hiding?

Re: Threats.
Have you (Jill and BOD) made any complaints with the 111th Police
Precinct regarding alleged threats? If so, please provide information. Have you
filed or do you intend to file legal actions against Shareholders? If so,
please provide information. Are there pending legal actions against
Shareholders relating to you (BOD) and Vision? Are you receiving
personal protection? If so, who pays for the protection and how much? Does
anyone use Valerie Arms Security for ‘personal’ matters?

ReplyDeleteThose dates and times were set aside for the NEW candidates Michael, Adam & Jasmine, to intorduce themselves and meet shareholder's. Jill being th nasty pig that she is, is just going there to spy on them and try to ruin their campaign. NOT GOING TO WORK JILL SCHACHTER. I think all the people who signed letter with 17 questions, should all go to the lobby and atand in front of the 5 stooges and take turn asking each of those questions aloud, until they get answered. But we all know the phony slime, will not say "none of your business" for she has to look like a nice person when campaigning, rather her answer will be to EVERY question: :You wikll get all those answers at the meeting". We know you like a book Jill Schachter of Macy's Herals Square fame. And after elections are over, you are going to be hit with soooo many PERSONAL lawsuits, you'll have to sell all 3 apts and MOVE OUT!
I have many questions, but I'll start with these three:
ReplyDelete1. Starting in November, 2011 through the middle of January 2012 I sent the Board of Directors numerous letters and emails seeking help with filthy, putrid, debris-filled water. My Lawyer filed a notice of Breach of Proprietary Lease with Vision Management and sent no fewer than 6 additional letters documenting the disgusting water I was subjected to for 10 weeks. The Board of Directors never responded to one of my pleas for assistance other than when Jill Schachter harangued and threatened me for using her work email address. Vision management responded to me 10 weeks after receipt of Notice of Breach of the Proprietary lease. Is this an appropriate way for any shareholder to be treated by any Board or Management Company?
2. My lawyer has sent two requests for copies of House Rules, Parking Rules (including the rule where the Board asserts the right to steal my parking spot) and any other rule, regulation or resolution passed by the Board since November. These letters have been ignored. Why? When the Board creates new House Rules and publishes a document claiming the right to steal shareholders' property (parking spots) why do you refuse to provide copies of these documents to shareholders who request them?
3. Who is doing the pool work? What is it costing us? What is the scope of the project? How much extra are we paying to have work done over Memorial Day Weekend? Please do not tell me it is NONE OF MY BUSINESS. And, if you think I am going to believe you when you claim none of this cost shareholders anything, I have a bridge I would like to sell you.
We all know that Jill SCHACHTER and the rest of the board have no real interest in answering anyone's questions. ( It's NONE OF YOUR BUSINESS). All Jill really wants to do is interfere with Adam, Jasmine and Michael when they meet the shareholders. What is Jill afraid of??? Go meet the 3 nw candidates and get rid of the 5 freaks that call themselves your board!

ReplyDeleteAside from all the questions about how much the Board of Directors is spending on this "emergency" project, somebody needs to ask Jill Schachter why we have people working at the building at 7:30 in the morning on a Holiday. She may not need to sleep, but other people do.
This kind of selfish, thoughtless, inconsiderate thinking behind the Board's warped priorities is proof enough that we need new people in charge.
Isn't there a house rule that states that any work being performed in an apartment can not start before 9:00 am and that no work can be done on Saturdays / Sundays.

Why isn't the pool repair crew working Monday thru Friday 9 to 5 pm.
All you hear from anyone living in this buildings - shareholders and renters - is that living here at the Valerie Arms is horrible; no one is nice to anyone anymore; Jill's friends are rude to other shareholders if they just say a simple "Hello"; the level of anger amoung shareholders has increased tremedously; and now it seems that everyone has a personal vendetta against someone else.
THIS ALL MUST STOP. THE FINANCIAL WELL-BEING OF THIS BUILDING IS THE ONLY ISSUE THAT IS # 1 AND MOST IMPORTANT.
JILL YOU ARE NOT AND WILL NEVER BE THE OWNER OF THESE BUILDINGS, SO STOP ACTING AS IF YOU ARE THE TRUE OWNER. THE SHAREHOLDERS ARE THE OWNERS, OF WHICH YOU ARE ONE IF YOU FORGOT.
JILL REMEMBER, THERE WILL BE A DAY THAT YOU ARE NOT ON THE BOARD ANYMORE AND YOU WILL HAVE TO GO BACK TO YOUR LIFE AS A CONCERNED SHAREHOLDER LIKE EVERYONE ELSE, SO STOP BEING THE VALERIE ARMS DICTATOR AND ANSWER THE SHAREHOLDER'S QUESTIONS.

To The VA Phantom. WHY?? It's been almost 8 MONTHS and there are no answers to any of the questions that shareholders asked. I have heard from Shareholders that they have been promised answers time and time again. Then when they asked again they were told they were never promised that. WHY NOW?? Some where promised answers back at the last meeting in November Why would you believe any of the answers. (it has been way to long are they working on cover-ups?) Are you going to believe it?

I question from reading some things posted apparently ...Jill and her Board do not like when their name is written(Let's remind you of who they are) Jill Schachter, Barry Nelson, Alicia Spiegel, Fran Rothkin, Maggie Warford. (I note you would not know who your board is they never signed anything until recently now that they are going to show their face when you have 3 bright new candidates who want to run for the board) With Jill nothing happens until after the fact when she gets called out on it!
So it is time for a New board one who does not keep putting and pointing fingers at shareholders or residents like Marc Ullman or Ellen Vestrich. There has to be a stop put to this . Your current board is disgusting!
Keep in mind the only thing your current BOARD has actually done is give you a Cookie/cupcake party at YOUR EXPENSE!

ReplyDeleteAsk Jill Schahcter what she's getting from her personal real estate agent in exchange for getting her the the former President's listing in the 40 building and allowing an Open House event.
Ask Barry Nelson, Fran Rothkin, Maggie Warford and Alicia Speigel why Jill Schachter's personal real estate agent does not have to follow the rules.

ReplyDelete1) They just had their wine and cheese party. While it may have been displayed as a "seasonal get-together", it was most likely a campaign event. Actually a smart idea on their part.
2)After they just had this party two weeks ago, they now, SUDDENLY, feel that they have to put on another event THAT JUST COINCIDENTALLY happens to fall on the same two dates as the other candidates are out explaining themselves.
3)I have heard a rumor that the candidates received notification of the BOD putting on this event in a letter format, sealed envelopes, under their doors after 9PM. Is this not a house rule violation? I think the new candidates have made it very clear that they're not interested in the nonsense. Why doesnt the current BOD just talk to them? Barry Nelson lives on the same floor as 2/3 candidates, both of whom are very social people.
4)Is the current BOD expecting a Presidential debate style? Perhaps it wouldnt be a bad thing. Maybe they could use the new community room. Or the courtyard. Wouldnt hurt to put people on the spot and see if they can actually think. And besides that, when they have to talk in groups, maybe some of these issues could get worked out. I'm just sick of all the bickering. CAN'T WE JUST TALK ABOUT WHAT MATTERS....THE FINANCIALS!

House Rules prohibit Open Houses to show apartments -- important for secuirty of all residents: Jill Schachter's personal real estate agent allowed to schedule Open House = more favoritism/corruption.

How do we know about an open house from Jill's real estate agent? Was there notice of it? Can we find a copy of it?

Are the sublet rules (which cost us nothing, are a variation of a building's rules written about in a newspaper a couple of weeks before the last meeting) being followed or have those been changed, so hard to keep up.
